Does Your Algarve Property Need New Pipework?
These are the symptoms of ageing or failing pipework across the Algarve — if you recognise more than one, a survey is worth arranging before a small problem becomes a significant one.
Low pressure throughout the property
Not just one tap but every outlet running slowly. The symptom of galvanised steel supply pipes whose internal bore has narrowed from decades of corrosion — pressure is adequate at the mains but restricted by the time it reaches the tap.
Brown or discoloured water at first run
Rust-coloured water when a tap is first opened — particularly in the morning or after the property has been empty. Iron oxide from corroding galvanised steel pipe walls. Clears after a minute or two as fresher water comes through.
Recurring small leaks at joints
A pipe that leaks once at a joint can be repaired. A pipe that has had three joints repaired in as many years is telling you the system is at end of life — the next leak will be somewhere else, and fixing them one by one costs more than a systematic repipe.
Unexplained rise in water bill
A water meter reading that has increased without an obvious cause — no change in usage pattern, no visible leak — suggests a slow leak somewhere in the supply system, possibly underground or within a wall. We locate and repair concealed leaks.
Damp patches on walls or ceilings
A damp patch that isn't explained by external weather penetration or an obvious plumbing fault above is often a slow leak within a pipe run inside the wall structure — hidden from view but wetting the masonry progressively.
Property is pre-1980s and hasn't been repiped
Galvanised steel pipework has a service life of 40–60 years in the Algarve's hard water environment — less with aggressive water chemistry. A property built in the 1960s or 1970s that has never been repiped is statistically close to the end of its pipework life.
Pipe Materials Found in Algarve Properties — and What to Do About Them
Understanding what pipework you have is the first step. Here is every pipe material commonly found across the Algarve's property stock, with an honest assessment of its current status.
Lead Pipework
Lead water supply pipes are a public health hazard — lead leaches into drinking water in concentrations that are harmful with prolonged exposure, particularly for children and pregnant women. Lead pipes are found in the oldest Algarve properties: historic centre townhouses in Tavira and Olhão, some pre-war properties in Faro and Lagos, and older rural properties across the municipality. They are identifiable by their dull grey colour and soft, easily bent nature.
There is no acceptable level of lead in drinking water — and no repair that makes a lead supply pipe safe. Lead pipework replacement is not optional and should be prioritised above everything else. We identify lead pipes in every pre-purchase survey we carry out, and replace all identified lead supply runs with modern cross-linked polyethylene (PEX) or copper in modern materials.
Galvanised Steel Pipework
The most commonly failing pipe material across the Algarve's property stock. Galvanised steel was the standard supply pipe material in Portuguese construction from the 1950s through to the late 1980s — which means properties of this era are now carrying pipework that is between 35 and 70 years old. In the Algarve's hard water environment, galvanised steel corrodes from the inside out: rust and limescale accumulate on the internal bore, progressively narrowing it, until pressure at the tap is a fraction of what enters the property at the mains.
The tell-tale signs are unmistakeable: low pressure to every outlet simultaneously, brown water when a tap is first opened after a period of non-use, and a series of small joint leaks that keep appearing in different locations. Galvanised steel cannot be patched back to health — by the time the symptoms are visible, the entire system is at end of life. A full repipe in modern materials — copper or PEX — restores full pressure to every outlet, eliminates the corrosion product in the water, and removes the source of the recurring joint leaks.
Copper Pipework
Copper was the standard replacement material from the late 1980s through to the 2000s and is still widely used for supply pipework today. Copper is resistant to corrosion from the water itself and has a much longer service life than galvanised steel in the Algarve environment. The weak points in copper systems are the soldered or compression joints — particularly in properties where the copper was installed in hard water areas without anti-corrosion treatment, where green verdigris can develop at fittings.
Copper in reasonable condition doesn't need replacement — we repair individual joint failures and inspect the wider system for any areas of concern. Where copper needs replacing — for example during a full bathroom renovation — we replace like-for-like with new copper or upgrade to PEX depending on the routing requirements.
PEX and CPVC Plastic Pipework
Cross-linked polyethylene (PEX) and chlorinated PVC (CPVC) are the modern standard for supply pipework in Portuguese construction — flexible, corrosion-proof, and compatible with the Algarve's hard water. PEX in particular has significant advantages: it can be run in long continuous lengths without joints (reducing potential leak points), it is flexible enough to route around obstacles without requiring as many fittings, and it is immune to the internal corrosion that destroys galvanised steel.
Properties with PEX or CPVC supply pipework in good condition need no pipe replacement — we maintain, repair and extend these systems rather than replacing them. When we repipe an older Algarve property, PEX is our standard material of choice for supply pipework.
Pipe Replacement During Renovation — and Before You Buy
Across the Algarve's renovation markets — the historic townhouses of Tavira and Olhão, the fishing village cottages of Ferragudo, the traditional properties of Alte and Salir — the plumbing scope is consistently one of the largest cost items in any renovation budget. And consistently the one that surprises buyers who didn't get a proper plumbing survey before contracts exchanged. A property with lead supply pipes throughout, shared drainage running under a party wall, and an internal rainwater downpipe that has been leaking inside the wall for years presents a plumbing budget that needs to be known before the purchase price is agreed — not after.
We carry out full pre-purchase plumbing surveys for Algarve renovation buyers across every property type — covering supply pipework material and condition with specific lead identification, drainage routing and shared elements, underground pipe integrity where accessible, and the water heater system. We produce written reports entirely in English with a renovation plumbing scope and realistic budget estimate, in a format suitable for UK, Irish, Dutch and Belgian solicitors and mortgage lenders. For buyers managing the process remotely, we present our findings by video call and can provide ongoing written updates through the renovation.
For properties where the renovation is already committed, the repiping works are best planned and scheduled as part of the wider programme — before new floors are laid and wall finishes are applied. A repipe carried out during renovation costs significantly less than the same repipe in a finished property, where floor coverings and decoration need to be lifted and made good again. If your renovation contractor hasn't included a full repipe in the budget for a pre-1985 Algarve property, it needs to be added. We work alongside architects, project managers and contractors to integrate the plumbing works into the renovation programme, and can provide our scope and costings in a format that contractors can include in their overall build programme.
For properties that are already in residential or rental use when the repipe is carried out, we minimise disruption by planning the works carefully — completing the supply pipe replacement section by section, restoring water to occupied bathrooms before moving on, and carrying out the work in a sequence that keeps the property habitable throughout. A typical apartment repipe takes one to two days; a larger villa with multiple bathrooms typically takes two to four days depending on the complexity of the routing. We provide a clear written programme in English before any work starts, so owners and property managers know exactly what to expect and when water will be temporarily interrupted.

Survey and Assessment
We attend the property and carry out a full pipe condition survey — tracing the supply pipework throughout the property, identifying the material at each section, assessing the condition of joints and fittings, checking pressure at various points, and identifying any lead pipe runs. For renovation properties we also assess drainage routing and any underground pipe runs accessible during the survey visit. We take photographs of all significant findings.
Written Report and Quotation
We produce a written survey report in English covering all findings, with photographs, and a clear scope of works with a fixed price quotation. For renovation properties, the quotation is structured to integrate with the wider renovation programme. For pre-purchase surveys, the report is formatted for use with solicitors and in purchase price negotiations. No work starts without your explicit approval of the written quote.
Programme Planning
For occupied properties, we plan the sequence of works to minimise disruption — identifying which bathrooms can be taken out of service at each stage, when water will be temporarily interrupted, and how long each section of the repipe will take. We provide you with a written programme before work starts so there are no surprises on timing or access.
Repipe Installation
We carry out the complete repipe in PEX or copper as specified, routing new supply pipes through the most appropriate route for each property — minimising wall cuts where possible, or integrating pipe routes with renovation works where walls are already open. All new connections are made with appropriate fittings, pressure-tested before any walls are closed, and left fully documented for future reference.
Pressure Test and Sign-Off
Every repipe is pressure-tested in full before we consider the job complete — we pressurise the entire new supply system and hold it under pressure for long enough to confirm there are no leaks at any joint or fitting before any surface finishes are reinstated. We provide a written completion report and guarantee documentation in English on completion.
