Pool losing water every day — no visible leak

Almost certainly an underground pipe failure — a hairline fracture at a joint in the buried supply or return pipework. Pressure testing locates the circuit; camera inspection locates the joint. Never excavate blindly.

Pool pump running but no circulation

Blocked pump basket (most common), seized impeller, or air lock in the suction line. Check the pump basket first — a blocked basket starves the pump of flow. If basket is clear, the issue is likely suction side.

Water leaking from below the pump

Cracked pump union — the threaded plastic connection between the pump and the pipework. UV degradation makes these brittle over time. A same-day repair in most cases — we carry union stock for all common pump sizes.

Infinity edge balance tank overflowing

The overflow return pump has failed or is undersized — it cannot return water from the balance tank fast enough to keep up with the weir overflow rate. Left unaddressed, the balance tank fills and discharges to waste.

Heated pool not reaching temperature

Heat pump running but not heating — check whether a diverter valve has failed in the bypass position, routing water around the heat exchanger rather than through it. Also check refrigerant pressure if the unit is running continuously without effect.

Irrigation zone stuck open — running continuously

Solenoid valve fault — the valve has stuck in the open position, either from a failed solenoid coil, debris jamming the diaphragm, or a failed return spring. Irrigating continuously floods the lawn and runs up the water bill fast.

Irrigation zone not firing — whole zone dead

Either a failed solenoid coil (electrical fault — the valve receives a signal but can't open), a broken underground supply pipe, or a controller that has lost its programming after a power cut. We test each element in sequence to identify the cause.

An underground supply pipe has fractured, eroding the soil around the break. The sinkhole shows where the water is surfacing — the break may be several metres away in the direction of the supply pipe. Camera survey locates it before digging.
