If you've searched "boiler repair Algarve" and ended up here, that's exactly right — but the word boiler means something different in Portugal. Mains natural gas is only available in the city centres of Portimão and Faro. Everywhere else in the Algarve — every villa in the Algarve, every coastal apartment outside those two urban centres, every rural quinta, every holiday rental property — is heated and produces hot water using one of four systems: an electric storage water heater, a bottle gas instant heater (the esquentador), a solar thermal pre-heat system, or a heat pump water heater. Electric Storage Water Heater

Most common — found across all Algarve property types

The cylindrical white tank mounted on a wall — usually in the bathroom, kitchen or utility room. It heats and stores a fixed volume of water (typically 50–150 litres) using an electric element, keeping it hot until the tap is turned on. Extremely common in Algarve apartments, rental villas and older properties.

Common faults: Failed heating element (the most common fault — limescale accumulation from the Algarve's hard water burns out elements prematurely, sometimes within two to three years of a new installation without a water softener); failed thermostat causing the heater to run continuously or not at all; failed pressure relief valve dripping onto the floor; anode rod corrosion leading to discoloured or smelling hot water; undersized units that can't keep up with rental property hot water demand.

Gas Esquentador (Instant Water Heater)

Very common — especially in older properties and areas without mains gas

The wall-mounted box that fires a gas burner the moment a hot tap is opened, heating water instantly on demand rather than storing it. In the Algarve, esquentadores run on bottled butane or propane — the heavy gas bottles connected by a rubber hose to the unit, either inside or just outside the property. They produce hot water on demand with no storage limit, but only while the gas supply holds.

Common faults: Failed thermocouple — the safety device that holds the gas valve open; when it fails, the unit won't ignite or the pilot won't stay lit. Blocked flue — partial obstruction causes the overheat cutout to trigger, shutting the unit down mid-use. Failed ignition electrode. Stuck gas valve. Regulator failure delivering insufficient pressure from the bottle. Limescale in the heat exchanger restricting flow and causing the unit to overheat.

Solar Thermal System

Common — especially on villas and rural properties with roof space

Roof-mounted flat plate or evacuated tube collectors heat a glycol solution which circulates to a coil inside a storage cylinder, pre-heating the water before it reaches the backup heater. In the Algarve's climate, a well-maintained solar thermal system provides the majority of hot water needs for eight to nine months of the year, with only occasional backup heating required from October to March. Extremely cost-effective when maintained — frequently neglected until it stops contributing.

Common faults: Failed circulation pump — the glycol stops circulating even when the collectors are hot, leaving the system contributing nothing. Failed differential controller — the sensor-driven brain of the system either runs the pump continuously or not at all. Faulty sensors giving the controller incorrect temperature readings. Glycol that has degraded and needs replacing (typically every 5–7 years). Air lock in the circuit preventing circulation. Collector glazing cracked after hailstorm damage.

Heat Pump Water Heater

Growing rapidly — ideal for larger villas and rental properties

A heat pump water heater works like a refrigerator in reverse — extracting heat energy from ambient air and using it to heat water, achieving three to four times the energy efficiency of a direct electric element heater. In the Algarve's mild climate, heat pump water heaters perform exceptionally well even in winter. They are increasingly the recommended solution for larger Algarve properties with high hot water demand — particularly rental villas where the energy savings are significant over a season.

Common faults: Refrigerant leak reducing efficiency progressively until the system stops heating adequately. Fan motor failure preventing air circulation. Controller faults causing the unit to default to electric-only backup mode without the owner knowing. Blocked air filters reducing efficiency. Condensate drainage blockage causing the unit to shut down on a safety cutout.

Quick Fault Diagnosis — What You're Seeing and What It Means

No hot water at all — heater won't fire
Electric: failed element or tripped isolator switch. Esquentador: thermocouple failure, gas bottle empty, or ignition fault. Solar: pump or controller failure (backup heater would still work). Heat pump: controller fault or refrigerant issue.
Esquentador fires then cuts out mid-use
Almost always a blocked or restricted flue causing the overheat cutout to trigger. Less commonly a failing thermocouple that doesn't hold the valve open reliably.
Hot water runs out after a few minutes
Storage heater undersized for the number of bathrooms or occupancy level. Element degraded from limescale, reducing effective capacity. Solar pre-heat not contributing (check controller display).
Water hot in morning but cold by evening
Storage heater thermostat fault causing the heater to stop heating at a lower temperature than set, or a failed element reducing heating capacity. Heater size adequate for standby but not for sustained daily demand.
Dripping from the pressure relief valve
Normal if occasional and during heating cycle. Continuous drip indicates either a faulty valve that needs replacement, or system overpressure from a failed expansion vessel.

Pump failure, controller fault, sensor misreading, or glycol loss. Run the pump manually using the controller override — if it runs but temperature doesn't rise, suspect glycol degradation or sensor fault.
Hot water smells or looks discoloured
Failed sacrificial anode in electric storage heater — the anode has corroded through and the tank itself is now corroding. Tank replacement usually the right call once the anode is fully consumed.

Why Water Heaters Fail Faster in the Algarve — and How to Stop It Happening

Two factors combine to make water heater failure significantly more common in Algarve properties than in northern European homes with the same systems. The first is the water itself. The Algarve's mains water supply is among the hardest in Europe — the high dissolved calcium content deposits limescale on every heating surface the water touches. Inside an electric storage water heater, limescale accumulates on the element, acting as a thermal insulator that forces the element to run hotter and longer to achieve the same heating effect, dramatically accelerating burnout. An element that might last fifteen years in a soft-water area of the UK can fail within two to three years in an Algarve property on untreated mains water. A whole-house water softener is the single most cost-effective investment any Algarve property owner can make to extend the life of their water heating equipment — we install them alongside water heater replacements as a matter of course on properties where the old heater failed from limescale.

The second factor is the rental market. The majority of Algarve water heaters were specified and installed for occasional owner use — a couple staying for a month in summer, using the hot water for a single shower each in the evening. When that same property is rented as a short-let holiday villa accommodating eight guests who all shower every morning, the water heater is being asked to do something it was never sized to handle. A 100-litre electric storage heater is adequate for two people. For eight people showering consecutively, it runs out after the third shower and can't recover fast enough before guest four turns on the tap. Look for: a white cylindrical tank on a wall (electric storage heater), a flat box on a wall near the gas bottle connection with a pilot light or ignition button (esquentador), flat panels or glass tubes on the roof connected to a cylinder (solar thermal), or a larger white unit that looks like a small air conditioning unit with fans on the side (heat pump water heater). If you can't identify it, describe what you see when you call us and we'll confirm it immediately.
The most common cause of an esquentador that won't stay lit is a failed thermocouple — the small metal probe in the pilot flame that signals the gas valve to stay open. When the thermocouple fails, the valve closes as a safety measure and the unit goes out. Thermocouple replacement is usually a same-visit repair. If the unit fires but cuts out mid-use, that's typically a blocked flue causing the overheat cutout to trigger — also diagnosable and fixable the same visit in most cases.
Limescale from the Algarve's hard water. It accumulates on the element, insulates it, and forces it to run at a higher temperature to achieve the same heating effect — dramatically shortening its life. The fix has two parts: replacing the element, and installing a whole-house water softener to prevent the limescale accumulation that killed the previous element. Without the softener, the new element will fail at roughly the same rate.
It may not be. The most common solar thermal failure mode is a circulation pump that has stopped working — the controller display may show normal temperatures because the sensors are still reading correctly, but the glycol has stopped circulating and no heat is being transferred to the cylinder. Check the controller display: if it's showing a large temperature difference between collector and cylinder but the pump isn't audible, the pump has likely failed. We carry out solar thermal health checks that verify actual heat transfer is occurring, not just that the display looks normal.
Sometimes — if the element is in good condition and the cylinder is a reasonable size, a thermostat adjustment or element upgrade can improve recovery rate. But if the cylinder is fundamentally undersized for the occupancy (an 80-litre cylinder for an 8-person villa, for example), replacement with a correctly sized unit is the only permanent solution.
